For those seeking a slower pace of life while staying within easy reach of the capital, Surrey is often a natural first choice. 鈥淥ur buyers predominantly find themselves making their way from living in southwest London, to coming down the A3 to Surrey,鈥 says Matthew Scott, 糖心传媒鈥檚 Weybridge Office Head. 鈥淎s well as the area鈥檚 fast train links to the capital, the biggest pull for both those from London and further afield is Surrey鈥檚 excellent schools and family life.鈥
Surrey is renowned for its affluent, well鈥慶onnected commuter towns, but the county offers far more diversity than its reputation suggests. of , who specialises in helping clients find homes in the region, adds: 鈥淔rom its private estates to charming towns and the beautiful countryside of the Surrey Hills, there are communities here to suit a range of lifestyles.鈥
Below, we explore some of the most desirable pockets of Surrey to consider.
Often referred to as the Golden Triangle, the towns and villages around Cobham, Weybridge and Esher in north Surrey rank among the county鈥檚 most coveted postcodes. Elmbridge borders the southwest London boroughs of Richmond and Kingston-on-Thames, offering a slice of countryside life combined with the feel and amenities of upscale suburbs of the capital. Fast train links to London are a major benefit, with journey times from Esher and Weybridge to the capital from as little as around 30 minutes, providing some of the best connectivity in the region.
Elmbridge offers a more urban feel than some other Surrey areas, while it is also home to several of the UK鈥檚 most prestigious private estates for those seeking enhanced privacy and security. St George鈥檚 Hill and the nearby Wentworth Estate were both developed by W. G. Tarrant and continue to be known for their golf courses, exclusivity and large homes.
鈥淐obham has a particularly active high street, with family homes typically ranging from around £2m to £6m, while Esher has a huge mix of styles and sizes across price points,鈥 says Matthew. 鈥淢ore recently, in response to VAT being applied to private school fees, we鈥檝e seen buyers moving within the area to access outstanding state schools, for example, Heathside School in Weybridge or Hinchley Wood School near Esher.鈥

Heading south of Elmbridge, the landscape becomes more rural, with easy access to some of the county鈥檚 leading private schools, including City of London Freemen鈥檚 School, Manor House School and St John鈥檚 School. Train services from Leatherhead to London take around 53 minutes on average, with the fastest services at 44 minutes. Popular villages such as East Horsley offer quaint countryside living that makes the most of the surrounding green space.
鈥淢any buyers looking in this area want close proximity to Beaverbrook, with its top鈥慹nd dining, wellness facilities and exclusive golf club,鈥 says Matthew. 鈥淲e鈥檝e seen high demand, even down to the road directly opposite, from those who have joined and want it on their doorstep.鈥
鈥淲hile North Surrey is consistently popular, many of my clients are now starting their search around Guildford and its surrounding villages,鈥 says Katherine. 鈥淕uildford has a beautiful high street and and excellent lifestyle options for family life, while the wider area feels very rural, with the Chantries woods and North Downs right on your doorstep.鈥
For those conscious about their commute, average train times to London from Guildford are around 58 minutes, and the fastest services from 32 minutes. 鈥淭he smaller towns and villages like Godalming, Farncombe, Milford and Witley are becoming increasingly popular because travelling from these stations only adds a few minutes onto their journey through Guildford.鈥
Katherine also highlights the appeal of Chiddingfold and Haslemere. Since the Hindhead Tunnel opened in 2011, Haslemere has become increasingly popular and is widely referred to as a gateway to the South Downs National Park, thanks to its proximity to sweeping protected countryside.
